Common Sources of Basement Water
Water in a basement is a symptom. Before any work begins, we look at the pattern: when it appears, where it pools and how quickly it returns after cleanup.
Water coming through the foundation
Seepage at the joint between the wall and floor, water running from a crack, and damp lines along mortar joints in block walls usually mean groundwater is pressing against the foundation.
Water from above grade
Window wells that fill during storms, short downspouts and soil that slopes toward the house all send surface water straight at the wall. These are often the simplest problems to fix.
Water from inside the house
Condensation forms when warm, humid air meets a cool foundation wall, which is common in summer. Leaking plumbing, a failing water heater or a blocked floor drain can also look like a foundation leak at first.
A Simple Test You Can Try
To tell condensation from seepage, tape a square of clear plastic tightly to a damp section of wall and leave it for a couple of days. Moisture on the room side of the plastic suggests condensation. Moisture behind it suggests water coming through the wall.
